House Deeds (more commonly known as Title Deeds) are no longer the main title documents of a property as they have been replaced by the Title Register and Title Plan. A Title Register contains full ownership information, including the name and address of the owner(s). It also contains other important information about a property, such as rights of way and easements, maintenance responsibilities, registered financial charges/mortgages, restrictive covenants and other restrictions, details of any filed documents (i.e. Leases, Transfers and Conveyances), it’s tenure (Freehold, Leasehold or Commonhold), it’s unique Title Number and price paid (if sold since April 2000).
A Title Plan shows the extent of ownership and reveals information relating to the boundaries. Maintenance responsibilities for boundary structures and registered easements (i.e. drainage easements and rights of way) are often indicated on the Title Plan by coloured markings and T markings. The Title Plan also shows an outline of surrounding properties and reveals the Title Number.
